Laguna Beach homes run older than the county's. The Census puts the median build year at 1964, against 1977 for Orange County as a whole, and counts about 13,600 housing units, 76 percent of them built before 1980 and 16 percent in 1939 or earlier. Two thirds are single-family detached houses. The district reached its hundredth year in 2025 and bought that whole year's supply from Metropolitan, at about 14 grains of hardness per gallon; the year before, the figure was about 16. Minerals at that level settle as scale inside a water heater, a little more each year. South Laguna is the exception: there the South Coast Water District runs both the water and the sewer. Everywhere else, about 86 miles of City gravity sewer and 25 lift stations carry roughly 2 million gallons a day to the Coastal Treatment Plant.
